56% Surge in D.C. Home Listings: What’s Driving the Market Shift?

The Washington, D.C., metropolitan area is experiencing a significant increase in home inventory. Active listings last week were up 56% compared to the same week last year. This surge began accelerating in January and February, with inventory gains of 35.9% and 41% year over year, respectively. From June to December, inventory was already 20% to 30% higher than the previous year. New listings in the D.C. area were 24% higher year over year last week, contributing to the overall increase in for-sale inventory. Year to date, new listings are 11.9% above last year’s level but still 12.8% below 2022 figures. Nationally, active listings were up 28% last week compared to the same week in 2024. The median list price in the D.C. metro area dropped 1.6% year over year last week, while nationally, it fell by 0.2%. However, when controlling for home size, the median list price per square foot increased by 1.2% annually.

4/ NEW LISTINGS Nice jump in the new listings volume this week to 64,000 single family + another 12,000 immediate sales. 76,000 total home sellers in the week. Just fractionally more than a year ago, and the most new listings since September. Still need more sellers!
