30% Turnover Rate: The Shocking New Normal for Apartment Renters!

In large urban markets, apartment turnover rates have plummeted to a surprising 30%, a significant drop from the usual 50%. This low turnover is attributed to various factors, including an unaffordable for-sale market, limited rental supply on the coasts, economic uncertainty, and the high cost of moving. Additionally, a shift towards larger, more comfortable suburban apartments is noted. As a result, landlords are benefiting from better pricing on lease renewals and improved cash flow due to reduced turnover costs, such as repairs and cleaning. The multifamily real estate sector is experiencing a recovery, with rents increasing by 0.9% year over year in the first quarter. This growth is supported by the strongest positive net absorption since 2000, which is more than triple the pre-pandemic average. Demand has outpaced new construction for four consecutive quarters, reducing the vacancy rate to 4.8%, below the long-term average of 5%. This trend suggests a turning point for the sector, with expectations of increased investment activity in 2025.
